Pigeon Investment Management sought to develop warehouses and a roadside service area to the north of A14 J56, in 2018. It was approved in principle in September 2020, and finer details continue to be negotiated as of September 2023.

The development will see a new petrol filling station and drive thru McDonald's restaurant built in the corner of the junction. There would be 22 car parking spaces at the forecourt, 49 car parking spaces at the restaurant, 10 motorcycle spaces, 5 HGV spaces, 1 coach space and 2 electric vehicle charging point.

The forecourt will be operated by EG Group, who say the store will have a Greggs and a Subway. Its parking provision means National Highways are open to providing it with formal signage, if the developer wants some.

As part of the project, the northern roundabout at Wherstead Interchange will be enlarged. A new spine road will be built to serve the warehouses, with a turning for the service area.

This land had previously been earmarked for a hotel, conference centre and leisure centre, but planning permission for that had been refused in 1991.
